POSITION SUMMARY
The IBMS Controls Engineer – Presales, Estimation & Documentation is a critical role within the Controls Engineering team at Vertiv Energy Private Limited. The incumbent is responsible for end-to-end project lifecycle support — from presales estimation and technical proposal development through detailed design, execution documentation, factory/site acceptance testing, commissioning, and operations handover.
This position demands deep technical expertise in Integrated Building Management Systems (IBMS) for mission-critical data center infrastructure, with a strong focus on producing high-quality engineering documentation that fully complies with Vertiv’s internal standards, client specifications, and applicable national/international codes.
The role uniquely bridges presales/business development and project execution, ensuring technical accuracy, documentation completeness, and seamless knowledge transfer across all project phases — from bid clarification through final asset handover.
RESPONSIBILITIES
A. Presales
- Prepare Bill of Quantities (BOQ), cost estimation sheets, and technical proposals for IBMS scope in critical and non-critical data center projects.
- Develop IBMS system architecture proposals including BMS controllers, network topology, and integration scope during the bid phase.
- Prepare I/O point schedules, controller loading calculations, and scan time calculations for DDC/PLC systems during the estimation phase.

Support RFP/RFQ responses with technical write-ups, compliance matrices, and scope clarification documents.
- Develop and maintain the complete Document List (DLIST) per project requirements and Vertiv documentation standards.
- Prepare, review, and manage the following key project documents:
Quality Assurance Plan (QAP)
Covering inspection & test plans, hold/witness points, and quality checkpoints for IBMS systems.
Factory Acceptance Test (FAT) Procedures
Including Section A (Document & System Verification: Design Verification, BOQ Verification, Physical Verifications, Certification) and Section B (Operational Checks: Complete System, Alarms & Safety Interlocks, BMS Integration Verification) with acceptable conditions and rejection criteria.
Site Acceptance Test (SAT) Procedures
For on-site validation of all IBMS systems prior to handover.
Standard Operating Procedures (SOPs)
For system operations, maintenance routines, and emergency response procedures.
Method of Procedures (MOPs)
For installation, configuration, and commissioning activities with step-by-step instructions.
Emergency Operating Procedures (EOPs)
For critical failure scenarios, system recovery, and safety interlock activation.
Cause & Effect (C&E) Matrix
Mapping all IBMS subsystem triggers, interlocks, and responses across MDBs, BMS Controllers, FACP, VESDA, WLD, Rodent Control, and CCTV systems.
Control Philosophy Documents
Defining system-level control strategies, sequences of operation, alarm management, and interlock logic.
Sequences of Operation (SOO)
For all IBMS subsystems including CRAH/CRAC, chilled water plants, CDUs, leak detection, and thermal management.
Network Architecture Drawings
Including data network topology, switch selection criteria, BACnet/IP architecture, and communication protocols.
I/O Lists & Point Schedules
Comprehensive BACnet point mapping for all IBMS subsystems.
Installation, Operation & Maintenance (IOM) Manuals
For complete IBMS system handover to facility management teams.
As-Built Documentation
Incorporating redlines, commissioning results, and final system configurations.
C. Standards & Compliance
- Ensure all documentation complies with applicable standards: IEC 61850, EN 54, NFPA 72, ASHRAE, TIA-942, BS EN 62305, IS 3043, NBC 2016.
- Maintain compliance matrices and traceability between design intent, client specifications, and as-built systems.
- Participate in internal and external document reviews, engineering audits, and quality gate processes.
- Verify that all installed IBMS systems are represented accurately in engineering documentation before release.
D. Documentation Support for Handover
- Prepare commissioning checklists, punch lists, and structured test result documentation.
- Develop MOP, SOP & EOP Registers for operations handover to facility management and client teams.
- Ensure documentation readiness for client handover, including O&M manuals, system training materials, and as-built packages.
- Support FAT witness events at vendor/manufacturer facilities with structured testing and reporting.
E. Document Control & Quality
- Maintain structured document version control, naming conventions, and file organization per Vertiv documentation standards.
- Manage document review cycles, incorporating redlines, technical comments, and revisions from engineering, testing, and commissioning activities.
- Approve controls documentation for completeness, accuracy, and formatting prior to internal/external release.
- Escalate documentation discrepancies or open technical questions to Senior Controls Engineers or Team Lead in a timely manner.
- Implement and enforce document classification and confidentiality procedures in line with Vertiv corporate policy.
- Approve IBMS documentation for completeness, accuracy, and formatting prior to internal/external release.
- Request updates or corrections to documentation where gaps or inconsistencies are identified.
- Reject documentation submissions that do not meet quality standards or project specifications.
- Escalate technical discrepancies and unresolved engineering queries to Lead Controls Engineer / Team Lead.
- Recommend value engineering changes and scope modifications during the presales estimation phase.
- Liaise directly with vendors, sub-contractors, and clients for technical clarifications related to IBMS documentation.
- Dip. OR Bachelor's degree in Electrical Engineering, Electronics & Communication, Instrumentation, Automation, or a related technical discipline.
- Additional certifications in BMS/IBMS platforms (Distech Controls, Niagara/Tridium, Honeywell, Schneider Electric) are preferred.
- Formal training or certification in documentation management, quality systems, or commissioning frameworks is an advantage.
G.2 Experience
- 3–5 years of progressive experience in IBMS/BMS controls engineering with a strong documentation and presales focus.
- Demonstrated experience across the complete project lifecycle — presales estimation, design, execution, FAT, SAT, commissioning, and handover.
- Proven track record of preparing QAP, FAT/SAT procedures, SOPs, MOPs, EOPs, C&E matrices, and Control Philosophy documents for critical data center projects.
- Experience with BOQ preparation, cost estimation, and technical proposal development for IBMS scope in data center environments.
- Hands-on experience with BMS controllers (DDC and PLC-based)
- Experience with BACnet/IP, Modbus, SNMP communication protocols and network architecture design for building systems.
