Summary
The Senior SBA Closing Specialist is responsible for managing the SBA loan closing process from approval through funding, booking, and post-closing resolution. This role ensures all SBA, bank, legal, and regulatory requirements are met while coordinating across internal teams, third parties, and borrowers to achieve timely and compliant loan closings.
Responsibilities
Loan File Review & SBA Compliance
  • Conducts a full end-to-end review of the loan file, including the Credit Memo and Commitment Letter, and proactively raises clarification questions to ensure accuracy and alignment with approval terms.
  • Updates and manages all required SBA forms, maintaining a complete and accurate closing checklist.
  • Completes the Master Checklist and rename documents to ensure readiness for closing and compliance audits.
  • Reviews and obtains due diligence reports (SAM, OFAC, CAIVRS, Flood, etc.), including pulling updated reports for new entities, guarantors, or address changes.
  • Processes SBA approval through ETRAN and ensures all SBA data is accurately reflected.
  • Processes and pays SBA guaranty fees as required.

System Updates & Data Accuracy
  • Updates nCino with accurate dates, borrower information, and loan details throughout the closing process.
  • Follows up with the BDO and Underwriter to obtain change memos and ensure consistency and accuracy across systems.
  • Updates Chatter with condition status, loan term changes, pre and post booking, and post-closing tracking notes.

Coordination with Legal, Third Parties & Internal Teams
  • Engages attorneys once entity documents and commitment letter are available.
  • Creating, following up, collect, and update the closing checklist to the borrower.
  • Assists in clearing pre-closing conditions and ensures all third-party reports are ordered, completed, and paid.
  • Verifies equity injection with supporting documents
  • Finalizes Sources and Uses, including construction, leasehold improvements, FF&E, franchisor costs, and related invoices.
  • Engages construction oversight companies for initial project reviews when applicable.
  • Coordinates DDA setup by following up with the BDO and Savvy team for LBNA account establishment.
  • Communicate to all internal and external parties about the closing status and any missing documents.

Closing Preparation & Funding
  • Coordinates closing dates and reviews draft closing documents for completeness and accuracy on closings with attorneys.
  • Prepares bank internal closing documents and assembles the full closing package for in-house closings.
  • Creates and circulates the funding sheet for internal approval.
  • Reviews fully executed closing documents, processes funding, and ensures proper disbursement.

Post-Closing, Booking & Quality Control
  • Books SBA loans and clears any booking exceptions with Loan Servicing.
  • Resolves QC audit exceptions with the QC teams.
  • Tracks original executed closing documents and confirms receipt by the bank.
  • Coordinate and assist in managing document tracking and clears post-closing exceptions with Loan Servicing.
  • Facilitates borrower introductions to internal relationship partners post-closing.

Requirements
  • Ability to interpret and apply SBA SOPs, bank policies, and internal procedures.
  • Strong organizational and time-management skills with the ability to manage multiple loans and deadlines simultaneously.
  • Excellent written and verbal communication skills, with the ability to effectively coordinate with internal teams, legal counsel, third parties, and borrowers.
  • Proven ability to identify discrepancies, raise clarification questions, and resolve issues proactively.
  • Bachelor's degree in Finance, Accounting, Business Administration, Economics, or a related field required.
  • Equivalent combination of education and relevant banking or lending experience may be considered in lieu of a degree.
  • Minimum of 3-5 years of experience in commercial loan closing, SBA loan processing, loan operations, or a related banking function.
  • Demonstrated experience with SBA 7(a) and/or SBA 504 loan programs, including SBA forms, ETRAN processing, guaranty fees, and compliance requirements.
  • Strong working knowledge of loan documentation, credit approvals, commitment letters, and closing conditions.
  • Experience reviewing loan files for accuracy, completeness, and regulatory compliance, including pre- and post-closing requirements.
  • Proficiency in loan origination and servicing systems (e.g., nCino or similar platforms) with a high level of data accuracy and attention to detail.
  • Working knowledge of due diligence requirements, including OFAC, SAM, CAIVRS, Flood, and other third-party reports.

The base salary range below represents the low and high end of the Leader Bank salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to location, experience, and performance.
Salary Minimum: 107,084.70 - Salary Max: 133,844.91
The range listed is just one component of Leader Bank's total compensation package for team members. Other rewards may include annual bonuses, commissions, short- and long-term incentives, and program-specific awards.
